We don't usually report the average listing price or average sales price, because the number can be influenced by a few really big sales. Median prices are not affected the same way, so they tend to be a better measure of central tendancy.

I did just look at the average list and sales prices over the last year, and I thought I would share it with anyone who's reading. May of '06 the average list price was $412,000 while the average sales price was $308,000. The average list price this May was down to $381,000 while the average sales price is up to $321,000. It looks like expectations may becoming more in line with reality.
