I live in Baldwin Park, and have had more people lately asking about homes, townhomes and condos here than ever. I have a short sale that should close in the next couple of days at 1574 Almond. I also have a listing at 3650 Lower Park Rd. I just had a couple from the DC area down looking at townhomes, and they are focused specifically on Baldwin Park. I have a few other people that are primarily looking in the neighborhood as well, but not quite ready to buy just yet.

Here are a few quick numbers on sales so far this year. There have been 126 closed sales with a median price of $336,000. That is a 68% increase over the 75 sales last year at this time and a 22% drop in the price from the $429,000 last year. People are telling me our neighborhood is heating up and this definitely seems to be true. The 22% drop is a bit less than the 33% drop Orlando overall has seen since last year and the 68% increase in sales is quite a bit higher than the 45% increase in sales overall. The number of active listings sits at 90 with 64 pending sales in the neighborhood.
