The way things are selling Baldwin Park you would think there was some kind of big sales event going on. In the last eight days there have been eight properties go under contract, and there have been 24 homes pending in the last 30 days. The average time to contract of the homes that sold in the last week is around 52 days, roughly half the time of the overall Orlando real estate market. Much like the rest of the local market inventory has been fairly low. Currently, there are only 48 homes for sale in the neighborhood. When I checked a couple of days ago there were 50, and only one was a bank owned, and nine were short sales. A few of the recent contracts were on homes priced in the $400,000 to $600,000 range. They were also some of the quickest sales. One was under contract in five days and another in only four days.

Last month, I closed on my sixth sale in the neighborhood. Last night I wrote an offer on what I hope will be my seventh sale in Baldwin Park.
