January's numbers are due to be released today. I'll check later at www.orlandosentinel.com to see what they say about the release. While sale were up considerably over January of '08 (the sales bottom), prices were down even more as distressed properties made up a majority of the closed sales. Every home that I have under contract right now is a distressed property. 509 Seasons Ct., 8320 Purcell Dr., as well as a townhome in South Orlando and condo's downtown and in Kissimmee. I also have offers outstanding on a home in Conway and another townhome in South Orlando. Overall about 2/3 of all the homes under contract are distressed. My newest listing in Baldwin Park at 1574 Almond Ave. is a short sale.
