I just ran the home sales numbers in the MLS for the tri-county area of Orange, Seminole and Osceola. As of this morning only 929 home sales are recorded in the MLS. The Orlando area median home price is down $10,000 from August to $235,000. Again my numbers are not "official", but I am usually fairly close to the numbers that are released by the association. I still believe that we hit bottom several months ago, but this is a new low in both sales and median price. The pending sales are still just over 2,000, but I am hearing several people say that they are working on deals that may not be pending in the MLS. If we do not see a trend up in October, then I may have to adjust my opinion of where we are. September is usually a slow month, but things typically pick up in October.
